The Process

In short this is how it’s done,

After you make contact, we will arrange a one-on-one consultation with one of our property managers, although this step is not entirely necessary it does help move things along. This can also be done during the onsite property onboarding to save you time. Alternatively, we can also arrange things over the phone or via email correspondence.

We can discuss any expectations or special requests you have to help tailor a service specific to you. This will ensure all parties benefit, ensuring no need to remedy any future issues.

The property onboarding process involves us doing an extensive pre-tenancy check documenting the condition of the property and noting any issues that need to be remedied. Once all the appropriate checks have been performed and documented we will begin the tenanting process.

  • Video tours will be provided for marketing.
  • Very selective tenant screening and credit checks. This will confirm last known and previous addresses, District Court fines, property ownership, file access from other companies, credit defaults, company affiliations as well as insolvencies and judgments. Character references and references from previous landlords will also be thoroughly reviewed.
  • Our property managers are very hands on so can provide heavy discounts on contractor fees for smaller maintenance tasks.
  • We can offer advice on potential improvements to provide better return on investment.
  • You will be provided with an online portal to access property records including maintenance work and inspection photos.
  • If in the event that rent is overdue and the tenant cannot be reached we will visit the property in person after 48 hours to come to a resolution.
  • Because we have personal relationships with our tradesmen we will be able to offer very competitive rates on more costly maintenance and repairs.
